Jackson Hole is home to big views, big game and big prices in real estate.  No one would argue the point.  However, with the recent “adjustment” in the real estate market, local families are having options that haven’t recently been available.

With interest rates remaining low, local families and local banks are partnering to take what has traditionally been a “renter” and changing them into a “home owner”.  Very exciting news!

Market Statistics: 

Single Family Home Inventory:  3 bedroom/2 batrhoom home with at least 1200 square feet and a garage priced from $300,000 to $800,000–Market Inventory is 42 homes in Jackson and Wilson.  While most of these homes are clustered in familiar areas such as Cottonwood Park, Rafter J , Melody Ranch and “In Town”–inventory is available on the much sought after, Westbank.  Keep in mind, many of these options featured a 7 figure price tag a short while ago…

SOLD Inventory in the Last 12 months according to Multiple Listing Services:  56 homes!!  That’s alot of activity….

If banks keep the “cheap money” available, it should be another active year at this price point…

Strong showings over the Holiday Season have shown “pending activity” as buyers are still very interested in the Jackson Hole area including Wilson and Teton Village…Jackson Hole Reports over 3 Million Visitors over the year 2011 and many of these folks are looking at owning a “piece of the dream”.  Area banks are willing to loan and have seen substantial “re-fi” business rounding out the end of 2011.  Most new offers are “cash” buyers and these buyers are not new to the real estate market….

New Snow Prompts New Interest in Teton Village

Teton Village is enjoying BIG snow on the BIG mountain and clients ARE interested.  As many of you know, Jackson Hole has 3 great ski mountains in close proximity–Snow King in Jackson Hole, Jackson Hole Mountain Resort at Teton Village and Grand Targhee.  Each of these mountains provide plenty of challenging and fun experiences for every level of skiier. 

The Village is boasting about 70 listings for “non-fractional” properties.  These range from a one-bedroom /one-bathroom Gros Ventre Condo with 757 square feet built in 1973 listed at $279K  to the #3 Ranked “Most Spectacular Ski House in America” by CNBC with 23,000 square feet on 10+ acres with private streams, theatre room, professional kitchen and enough bedrooms to sleep all of Snow White’s 7 dwarves listed at $29.5M.  (Rumors have it they very tall, blonde, leggy actresses with an interest in skiing have looked at this property)

With the snow fall, the phones have been ringing–Vacation Rentals and “good deals” for property buyers are the big question.  There is limited short sale/bank owned opportunity at Teton Village.   Most of that inventory was cleard.  Hotel Terra has a 3 bedroom unit with 1449 square feet listed at $995K, owned by Wells Fargo….
